Dallas Fort Worth Region Statistics | January 2023

The median sales price in January landed at $375,000, down from $385,000 in December 2022. The $375,000 in January 2023 still represents a 4.2% increase from January 2022.

Active Listings decreased slightly from December 2022 to January 2023 and finished at 17,210, still well below pre-pandemic levels of inventory.

Months of inventory is 2.2 (how many months it would take for all of the listings to sell if no new listings were to come up). A ‘Balanced Market’ is 6 months of inventory, meaning overall inventory is still relatively low.

Interest rates and spring listings will be monitored closely to see how that shapes the DFW market in the coming months.
