The market softened further in Dec, as is expected in the winter months. The median Price fell from ~$390k in November to ~$385k in December. The median price increased Y/Y by ~6%.

The number of active listings has not yet reached the pre-pandemic levels of ~25,000.

We will be watching to see how much the number of overall active listings will increase in the springtime.
